Celebrities Call Tampa Bay Home Too! September 7, 2011
By Kortney Gentry

Tampa Bay Celeb Home

The Tampa Bay area is a hotspot for such a variety of people.  We have everyone from the snow birds that spend the so called “winter months” here (some don’t consider weather that still allows for flip flops winter).  Then there are those that come into town for a Tampa Bay Bucs, Rays or Lightning game or travelers here to see the beautiful beaches and local theme parks.  And last but not least, there we are:  your every day crowd here for work, play and just to live our lives.  I love this area and will most likely always call Tampa Bay home but who would have guessed that outside of the “normal” crowd we are so accustomed to, many celebrities feel the same way about the Bay Area?  You heard me right, fame in the flesh is here in Tampa Bay!  So, who should you be on the lookout for?

Tampa Bay Celebrity HomeOf course we will always have the athletes.  Various Lightning players live all over the Bay.  Some enjoy the exciting beach atmosphere in Clearwater while others like to stay in the South Tampa area, just a short commute to the St. Pete Times Forum.  Then there are the Buccaneers.  You will often spot these guys in International Mall and I don’t doubt that many of them will pay a constant tribute to Leroy Selmon by visiting one of his various restaurant locations.  As for the Rays, you can find them dispersed throughout the area.  While some opt out of purchasing homes due to the schedule fluctuation and possibility of being drafted, you can find many of them renting out some of the luxury high rises in Downtown St. Pete.  And while he may be one of our team rivalries, you can also spot Derek Jeter in the area during Yankee Spring training, as he calls Tampa home as well (pictured above left).

Tampa Bay Celebrity HomeWhile we do have an abundance of athletes in the area, they are not all we have here.  Tampa Bay is home to its fare share of Professional Wrestlers as well (whom I guess could technically be lumped into the previous field).  Some you may know, including: wrestler gone rapper gone actor John Cena who resides in Tampa, Joannie Laurer “Chyna” in Sarasota, Randy “Macho Man” Savage in Treasure Island, Paul Wight The Big Show” in Odessa and Barbara Blank “Kelly Kelly” a Jacksonville native now living in South Tampa.  And, of course I wouldn’t leave out the infamous Hulk Hogan who currently has his 17,000 SF Belleair home for sale (pictured above right).

If reading is your thing, thriller author, Stephen King, can be found conjuring up his next book in Sarasota along with AC/DC lead man, Brian Johnson.  And if Ocala isn’t too far of a trip, John Travolta can be reached, but only via his private jet way, please.  The late Oxy Clean/infomercial superstar, Billy Mays called Tampa home as well and I have a feeling if asked what he thought about the city, he’d sell it like he did in the commercials…”You’re gonna love it.  I guarantee ya!”

Basically what I am getting at here is that Tampa Bay is great.  Whether you want to call St. Pete home or opt for Downtown Tampa, there is something for everyone- even the stars!

We have all been starstruck at some point in our lives.  Some become desensitized but to many of us, the excitement of celeb-spotting will never change.  Have you ever met a celebrity in the Tampa Bay area?  Who would you lose your cool over?

22 More Families move into Water’s Edge! March 16, 2011
By Jenny Lee

Waters EdgeSince this last December, 22 more families have moved into Water’s Edge. These families have seized their opportunity of a lifetime and have chosen Water’s Edge. As the real estate market turns around, Water’s Edge is on the cutting edge of that market activity. A testament to that are the new businesses, restaurants and community events that are beginning to blossom within walking distance from the community.

Water’s Edge welcomes you to a waterfront luxury lifestyle unlike any on Florida’s Gulf Coast. This spectacular waterfront location grants immediate access to Clearwater Beach, your boat, emerald waters and sophisticated pleasures of Tampa Bay. A marina, tennis courts, and bridge to Clearwater Beach are at the foot of the building; the excitement, culture and conveniences of Tampa Bay at your doorstep.

Small Clearwater Community With A Big Idea! February 14, 2011
By Jenny Lee

The South Beach IV Condominium Association of Clearwater has not only started a new way of communicating, but has proven that it works! You can reach manager Ron Vassallo by phone, but you probably won’t need to. Your questions have more than likely already been answered on the association’s website.

South Beach IV Manager Ron Vassallo, moved to Clearwater three years ago and started the association’s website with the intention of developing better communication between himself and the residents, and realtors. He soon realized how much time he was saving by referring the residents to the website instead of taking all of their routine phone calls. He also saved himself time and money by putting all of the docs, for realtors, on the website.

“Our website is loaded with all kinds of information-from pictures of parties to selling real estate, renting property, chatting, who’s good/who’s bad as a contractor, weather, traffic information, meetings, county emergency plans, application forms, and more.” He also includes other important information on the website such as: board meetings, surveys, association budgets and all of their Clearwater homes for sale.Best Website

All of this hard work won the Southbeach IV Condominium Association the Best Website & Internet Communications category, for smaller communities, in the 2010 Communities of Excellence Awards. To see other awards given at the event please visit www.communitiesofexcellence.net.

Vassallo recommends that all association managers use communication as the foundation of their association. “Communication is the key-in my opinion-and without it nothing positive is ever accomplished. You can know every regulation in the book, but if you cannot implement an action plan that produces positive results for the residents, you’re are in the wrong job description or with the wrong management company”.

Smith & Associates Real Estate would like to congratulate South Beach IV Condominium Association for their hard work and forward thinking. If you are interested in a condominium, or other Clearwater homes for sale, please visit www.smithandassociates.com.

Water’s Edge To Re-Open in Clearwater July 21, 2010
By David B Moyer

Once upon a time there was a church sitting on an unused piece of waterfront property in downtown Clearwater.  Opus South, a successful developer whose previous projects in the area are much admired, saw the land as the prime opportunity it was and began developing another luxury high rise.  Since the project began when the market was booming, contracts came flying in and the building quickly filled up with buyers.  Construction of the Water’s Edge tower began.

As time passed during construction, so did the hot market. Price values fell, economy woes continued, and buyers lost interest.  Whether units were being purchased as a primary residence, a real estate investment, or a second home, many could no longer financially afford the new condo.  Buyers still excited to move in to the building found it difficult to obtain financing since the banking industry was hit so hard. The condominium market encountered new rules and regulations in order for banks to offer loans.  Since the project was no longer affordable to hold on to, Opus exited the development.  Their beautiful vision for Water’s Edge, however, remains.

Now, 5 years after the project began, a new buyer has acquired Water’s Edge at a discount price.  The building is now ready to be sold back to the public on the open market at today’s values, which are 50% less than original prices. Doors will open at the new Sales Office on property starting July 30th.

Smith & Associates Real Estate is proud to have been brought back into the fold as the on-site brokerage.  Having been involved in the project since the beginning, we look forward to offering our vast amount of product knowledge to the sales center and prospective Clearwater buyers. “We are enthusiastically suprised with the large amount of interest we’ve had thus far” says Dave Traynor, Director of Developer Services for Smith.  “We haven’t seen this many prospects interested in a new building in several years.”
