Key West Style Tampa Home Sells Quickly July 23, 2010

Tampa Bay Area Days On MarketThe average days on market for homes for sale in the Tampa Bay area continue to fall, with the current level sitting at just over 120 days.  While this is a vast improvement over last year, we would all like to see that number continue to drop.  When sales occur after being on the market by far fewer days than the average, it’s important to take a look at why these homes sell more quickly than the rest.  By taking a closer look, we can help the owners of other Tampa homes for sale learn more about what makes these homes sell faster.

A gorgeous Key West style home located on Gordon Avenue in South Tampa sold this week after only 2.5 months on the market.  We decided to talk to the agents involved in this transaction about what lead to such a quick sale.  The 4 bedroom, 2.5 bath home was constructed in 2001 by a custom home builder who created it for his own residence.  Two stories enclose 2,964 square feet of custom designer finishes, which certainly this home stand out from the competition.

Christmas in July!

Hillsborough County's Child Abuse CouncilFor those of you who need to satisfy a desire for some shopping, why not help out a good cause in the process?  Tonight the Child Abuse Council is hosting a “Christmas In July” event at their Baby Bungalow location on Azeele in South Tampa.  The evening will feature a silent auction and a fabulous gourmet spread provided by Datz Deli, Pappas Marketplace, GreenWise, and more!  All proceeds from the $20 ticket fee will benefit this great local charity.

Working towards their goal of strengthening families in Hillsborough County, The Child Abuse Council provides our community with programs focused on prevention, education, and treatment.  Organization supporters offered more than 5,000 volunteer hours in 2008, which allowed the council to assist over 60,000 children and adults.

“I’m really looking forward to the ‘Christmas In July’ event,” says Tampa realtor Suzanne Whightman.  “It’s so important for us to give back to the community, and the Child Abuse Council is such a worthy cause.”

Market Update: Homes For Sale in St Pete July 22, 2010

Average days on market in St PetersburgAs we continue to analyze mid-year statistics in order to determine how things will fare for homes for sale St Pete through the remainder of 2010, several signs of change have appeared.  The average days on the market continue to decline from a high of 225 days in the first quarter to the current average of 190. St. Petersburg is showing some of the same trends Tampa has experienced as days on the market adjust slightly downward.

Although this is only one facet of the market as it relates to gauging trends, it does show that the inventory level of homes for sale has stabilized.  In addition, adjusted pricing has taken hold and property owners selling homes are now able to adjust pricing strategies with more confidence.  All of these factors can help in the process of developing sales.

TMedian price in St Petersburghe inventory of homes for sale in St Pete, although it had increased in first quarter, is now stabilizing and starting a slow steady decline.  The St. Petersburg market through the balance of 2010 will continue to experience further correction.  Ideally, this year the balance between inventory and price will compliment the number of buyers in the market, which will make a more even approach for both parties.

With the median price hitting a number significantly lower than Tampa, St. Petersburg may find that inventory will continue to decrease as many buyers become educated on the opportunities available within the market.  This is especially true considering many are now aware of how to meet their purchasing goals with continued availability of low interest rates.

Water’s Edge To Re-Open in Clearwater July 21, 2010

Once upon a time there was a church sitting on an unused piece of waterfront property in downtown Clearwater.  Opus South, a successful developer whose previous projects in the area are much admired, saw the land as the prime opportunity it was and began developing another luxury high rise.  Since the project began when the market was booming, contracts came flying in and the building quickly filled up with buyers.  Construction of the Water’s Edge tower began.

As time passed during construction, so did the hot market. Price values fell, economy woes continued, and buyers lost interest.  Whether units were being purchased as a primary residence, a real estate investment, or a second home, many could no longer financially afford the new condo.  Buyers still excited to move in to the building found it difficult to obtain financing since the banking industry was hit so hard. The condominium market encountered new rules and regulations in order for banks to offer loans.  Since the project was no longer affordable to hold on to, Opus exited the development.  Their beautiful vision for Water’s Edge, however, remains.

Now, 5 years after the project began, a new buyer has acquired Water’s Edge at a discount price.  The building is now ready to be sold back to the public on the open market at today’s values, which are 50% less than original prices. Doors will open at the new Sales Office on property starting July 30th.
